MBI Development, Inc. and Pentecostal Square Community Development Corporation have joined together to develop Pentecostal Square, a 70-unit senior rental community. Located in the heart of Chester, directly across from the First Pentecostal Holy Church, Pentecostal Square will provide easy access to the surrounding community and will allow its residents to maintain their connections to the region. \r\n\r\nThe single building will contain 70 units (53 one-bedroom and 17 two-bedroom units), offering the modern amenities appropriate for the area’s senior population. Each unit will have bathrooms fitted with shower grab-bars and lever-style faucets for easier and safer use. All units are 100% handicapped adaptable and will have emergency pull cords for the residents’ safety. Furthermore, all these age-specific amenities are provided in addition to all the standard amenities expected in a modern apartment building. Units will have central air conditioning, dishwasher and garbage disposals. The building will have a full sprinkler system, laundry room, and a furnished community room with warming kitchen for gatherings. \r\n\r\nPentecostal Square will have a complete resident services program to be provided on site. These services will include, but are not limited to; health and wellness screenings, health care education, flu vaccinations as well as other services aimed at improving resident’s quality of life including transportation services and the use of an on-site social worker (overseen by Community Action Agency of Delaware County). These services will be specially designed for the elderly and can be amended to cater to the demand of the population. Financing of the project consists of $500,000 from the PA Dept. of Community and Economic Development, $100,000 of HOME funds from the City of Chester, $9,951,437 of equity from the syndication of low income housing tax credits, $1,391,169 from the PennHomes program, a $650,000 deferred development fee and $637,404 from the Federal Home Loan Bank of New York’s Affordable Housing Program. The project began construction in mid-2009 and is slated for completion by fall 2010. Ingerman Construction Company serves as the general contractor. |
